The City of Peoria, Illinois, Form-Based Code is a national model for creating the form-based portions of a code - targeted to specific areas that offer great opportunities for revitalization - as part of a larger code update effort. This is a helpful model for those with a misconception that a form-based code can only be undertaken citywide. The visioning process for the areas addressed by this code established a clear basis for the regulations to implement those targeted visions.

Columbia Pike Plan and Code

Columbia Pike was the most underdeveloped area in a county that is otherwise built out. Located in an urban county that has seen explosive growth in recent decades, Columbia Pike, (a 3.5-mile urban corridor immediately across the Potomac River from downtown Washington, DC) had seen little development in the past 30 years. County leaders initiated this revitalization effort to bring economic development to the corridor through the creation of a form-based code to foster transit- and pedestrian-oriented infill redevelopment.

Saticoy Wells Community Plan and Code

City or County: 

The Saticoy Wells Community is located at the eastern edge of Ventura, surrounded by farms and hills. Over the past 50 years, the area has largely developed in a suburban pattern. The intent of the plan and code is to foster new growth on about 50% of the still-undeveloped community parcels, reconnecting fractured linkages while encouraging new parks and a variety of building types. This transect-based code includes mandatory, optional, and floating standards to address unique on-the-ground opportunities.
